So you're left guessing at the things that actually decide whether this move works: which of Avery Ranch's four separate HOAs governs the exact address you love, which elementary school your kids are really zoned for, and whether $585,000 is a fair price here or a premium you're overpaying.

Buy in the wrong section and you could be paying dues to — and living under the rules of — a completely different HOA than the one you assumed. Elsa England, Patsy Sommer, and Rutledge elementary schools all serve different pockets of Avery Ranch, feeding into Pearson Ranch or Stiles Middle, then McNeil or Vista Ridge High — the street decides, never the subdivision name. Commute to downtown Austin runs 25–40 minutes off-peak, 40–65 at rush hour via I-35; the SH-45 Toll saves 10–15 minutes.
